Corridors, build era, and taxing boundaries shape what you can buy in Carrollton and what it costs to hold.
Carrollton spans three counties, with roughly half the city in Dallas County and the rest divided between Denton and Collin. Its historic downtown square grew up around the railroad and is now served by the Downtown Carrollton station on both the DART Green Line and the Silver Line, with the A-train from Denton connecting at Trinity Mills. Housing runs from early twentieth century cottages near the square to 1960s and 1970s tracts and 1980s and 1990s construction farther north. Carrollton-Farmers Branch ISD covers much of the city, with northern sections in Lewisville ISD.
Carrollton sits in Dallas County, where the combined property tax rate runs about 2.15 percent of market value for the 2025 tax year, ranging 1.95 to 2.60 percent depending on the school district. On a $350,000 home with a homestead exemption that works out to roughly $505 a month. The Texas homestead exemption reduces only the school district portion, not the county or city portion, which is the detail most online estimates miss.
Taxes and insurance are a large share of a monthly payment in Texas, so a national mortgage estimate will understate what a Carrollton home actually costs to hold.
