Corridors, build era, and taxing boundaries shape what you can buy in Irving and what it costs to hold.
Irving lies between Dallas and DFW International Airport, and part of the airport itself falls inside the city limits. Las Colinas, the master-planned business district begun in the 1970s, holds the office towers, canals, and Urban Center stations on DART's Orange Line. Older Irving around Irving Boulevard and MacArthur Boulevard is largely postwar ranch and 1960s construction, while Valley Ranch and the Las Colinas edges were built from the late 1970s onward. Three districts divide the city: Irving ISD, Coppell ISD, and Carrollton-Farmers Branch ISD.
Irving sits in Dallas County, where the combined property tax rate runs about 2.15 percent of market value for the 2025 tax year, ranging 1.95 to 2.60 percent depending on the school district. On a $350,000 home with a homestead exemption that works out to roughly $505 a month. The Texas homestead exemption reduces only the school district portion, not the county or city portion, which is the detail most online estimates miss.
Taxes and insurance are a large share of a monthly payment in Texas, so a national mortgage estimate will understate what a Irving home actually costs to hold.
