Corridors, build era, and taxing boundaries shape what you can buy in Anna and what it costs to hold.
Anna sits along US 75 about 11 miles northeast of McKinney, and the first open segment of the Collin County Outer Loop begins at the US 75 interchange here. The 1885 Anna Depot, one of the oldest surviving railroad stations in Texas, was relocated and restored and now anchors Sherley Heritage Park. Platted in 1883, the town stayed small for a century, so nearly all housing is recent farmland conversion. Anna has an adopted public improvement district policy, and Hurricane Creek levies assessments over a 30-year term. Anna ISD serves the city.
Anna sits in Collin County, where the combined property tax rate runs about 1.70 percent of market value for the 2025 tax year, ranging 1.55 to 2.30 percent depending on the school district. On a $350,000 home with a homestead exemption that works out to roughly $377 a month. The Texas homestead exemption reduces only the school district portion, not the county or city portion, which is the detail most online estimates miss.
Taxes and insurance are a large share of a monthly payment in Texas, so a national mortgage estimate will understate what a Anna home actually costs to hold.
