Melissa sits between US 75 and SH 121 about six miles northeast of McKinney, near the current eastern end of the open Collin County Outer Loop segment. A depot town from 1872, Melissa lost most of its buildings to an F4 tornado in 1921, so little predates it and nearly all housing is recent construction on former farmland. The Buc-ee's that opened on US 75 in 2019 is the most visible commercial landmark. Melissa ISD ran only through eighth grade until 2003 and opened its high school in 2005.
Melissa sits in Collin County, where the combined property tax rate runs about 1.70 percent of market value for the 2025 tax year, ranging 1.55 to 2.30 percent depending on the school district. On a $350,000 home with a homestead exemption that works out to roughly $377 a month.
