Little Elm occupies the peninsulas along the north and east shores of Lewisville Lake, organized around FM 423, FM 720, and Eldorado Parkway, with US 380 running across its northern edge. The town incorporated in 1966 and stayed small for decades, so nearly all of its housing is recent farmland conversion rather than legacy stock, and many of those subdivisions carry MUD or PID assessments. Three districts split the town: Little Elm ISD, Frisco ISD along the FM 423 corridor, and Denton ISD along US 380.
Little Elm sits in Denton County, where the combined property tax rate runs about 1.78 percent of market value for the 2025 tax year, ranging 1.66 to 1.99 percent depending on the school district. On a $350,000 home with a homestead exemption that works out to roughly $396 a month. The Texas homestead exemption reduces only the school district portion, not the county or city portion, which is the detail most online estimates miss.
