Every tier, including Transaction Only, comes with a licensed Texas agent's full statutory duties: we present every offer, answer your questions, and keep you informed of material information throughout the sale.

Commissions and fees are not set by law and are fully negotiable. The fees above are The McDonald Group's standard listing tiers; final terms are set in your written listing agreement. Buyer's agent compensation, if any, is separate and discussed before you list.

The ground here

What is The Colony, TX like?

Corridors, build era, and taxing boundaries shape what you can buy in The Colony and what it costs to hold.

The Colony began in 1973 as a single Fox and Jacobs development on roughly 3,000 acres and incorporated in 1977 after the land was released from Frisco's extraterritorial jurisdiction. That origin still defines the housing stock, which is a large and consistent body of 1970s and 1980s builder product rather than recent construction. The city occupies the strip between Lewisville Lake and State Highway 121, where the Grandscape development anchors the FM 423 end. Lewisville ISD covers the city.

What are property taxes in The Colony, TX?

The Colony sits in Denton County, where the combined property tax rate runs about 1.78 percent of market value for the 2025 tax year, ranging 1.66 to 1.99 percent depending on the school district. On a $350,000 home with a homestead exemption that works out to roughly $396 a month. The Texas homestead exemption reduces only the school district portion, not the county or city portion, which is the detail most online estimates miss.

Taxes and insurance are a large share of a monthly payment in Texas, so a national mortgage estimate will understate what a The Colony home actually costs to hold.
