Denison was laid out in 1872 as a Missouri, Kansas and Texas Railway town, leaving a Main Street commercial district and late 19th century housing around it. It sits on US 75 and US 69 seven miles north of Sherman, with Denison Dam and Lake Texoma just above the city and the Red River forming the Oklahoma line. Dwight Eisenhower was born here in 1890. That older core produces more as-is condition sales than the newer corridors south of it, and Denison ISD is the taxing district.
Denison sits in Grayson County, where the combined property tax rate runs about 1.74 percent of market value for the 2025 tax year, ranging 1.55 to 2.00 percent depending on the school district. On a $350,000 home with a homestead exemption that works out to roughly $384 a month. The Texas homestead exemption reduces only the school district portion, not the county or city portion, which is the detail most online estimates miss.
