Sherman is the Grayson County seat at the crossroads of US 75 and US 82, near the northern end of the US 75 corridor in Texas, with Austin College operating here since 1876 and the county courthouse on the downtown square. It is now the center of a semiconductor build-out: Texas Instruments opened a 300mm wafer fabrication campus that began production in December 2025, and GlobalWafers is developing a silicon wafer plant through its Sherman-based GlobiTech subsidiary. Housing runs from prewar stock near downtown to new subdivisions tracking that industrial expansion, with Sherman ISD as the primary taxing district.
Sherman sits in Grayson County, where the combined property tax rate runs about 1.74 percent of market value for the 2025 tax year, ranging 1.55 to 2.00 percent depending on the school district. On a $350,000 home with a homestead exemption that works out to roughly $384 a month. The Texas homestead exemption reduces only the school district portion, not the county or city portion, which is the detail most online estimates miss.
